The common parts are usually someone else’s duty, not just yours
London has a lot more converted houses, ex-council blocks and shared freeholds than a lot of Essex does. Under the Control of Asbestos Regulations 2012, a landlord or managing agent, not an individual leaseholder, carries the legal duty to manage asbestos in the shared parts of a building, such as a communal hallway or boiler room. That duty does not apply inside your own flat, only to the parts everyone shares.
If the job is inside your own walls, that is between you and us. If it touches a shared hallway, stairwell or boiler room, the freeholder or managing agent needs to be involved as well.

What decides whether we can get to you
There is no fixed boundary on a map. These are the things that actually decide it.
- How far east or south east you are, since that is the direction we travel from.
- Whether there is anywhere to park close enough to carry sheeting to the van.
- Whether it is a single flat, a whole house, or a shared building with more than one party involved.
- The same things that change the price anywhere: how much there is, whether it is already down, and height and access.
In practice that means we reach Romford to the east most easily, with Bromley and Croydon to the south still workable, just a longer drive.

Cement, coatings, tiles and the more delicate materials too
Cement sheeting, Artex, floor tiles, gutters and water tanks are ours directly. Sprayed coatings, pipe or boiler lagging and asbestos insulating board need more care, and some of it needs a licensed contractor. We will tell you which, and what to look for in one. Soffits and anything in a loft do not get a price until someone has actually looked.

Are you actually based in London?
No. We are based in Grays, just outside it, and travel in. We would rather tell you that than list an address that is not real.
Do you cover the whole of London?
East and south east London, including boroughs such as Havering around Romford, is the part of the capital we can reach from Grays without crossing it. Further west or north tends to be a longer drive, so send your postcode and we will tell you honestly whether it is practical rather than guessing here.
I live in a flat. Do I need to sort this with my freeholder first?
Only if the work touches a shared part of the building, such as a communal hallway or boiler room. Inside your own flat, it is between you and us.
Does asbestos in a London flat affect selling it?
There is no legal bar on selling a property with asbestos cement in it, and no duty on a private seller to remove it first. A buyer's surveyor will often flag it, which is why some people deal with it before marketing rather than during.
