Asbestos encapsulation
Sound asbestos does not always need to come out. Sealing it in place, encapsulation, can be cheaper, quicker, and just as safe as removal when the material is undamaged and nobody is about to disturb it. It is not the right call for everything, and it does not make the asbestos disappear, so read the next section before you decide.

When to seal it, when not to
Good condition, left alone
Whole, undamaged material that nobody is drilling, sanding or breaking is the textbook case for sealing rather than removing. The fibres stay bound in place either way, and sealing simply adds a barrier over the top.
Damaged or crumbling
Not a candidate. Once a material is cracked, shedding or breaking up, sealing it does not fix what is already compromised. That is a removal job, see asbestos removal.
About to be disturbed
If you are planning to drill, cut, demolish or build against it, sealing does not help, the work itself would break the seal and the material underneath. That has to come out first.
Selling or letting
Sealing does not remove the asbestos or the duty to be honest about it. A surveyor will still find it, and you will still need to say it is there.
It defers the decision, it does not end it
Worth being plain about what sealing actually changes and what it does not.
- It reduces the chance of fibres releasing while the material stays undisturbed underneath.
- It does not remove the asbestos. The material is still there, under the seal.
- It does not remove the future cost of dealing with it. Whoever eventually does have to remove it will still need a proper removal at that point.
- It does not remove the need to declare it. A seller or landlord still has to tell a buyer, tenant or tradesperson the material is there, sealed or not.
- It does not make a damaged material safe. Sealing only ever applies to material in good condition to begin with.

Sealing a sprayed coating, pipe or boiler lagging, insulating board or loose fill is a more delicate job than sealing cement or tiles, and needs more care to get right.

What people ask us
How safe is encapsulated asbestos?
As safe as any other undisturbed, bound asbestos in good condition. The risk with asbestos is disturbance, not existence, and a proper seal adds a barrier on top of material that was already stable.
How much does it cost to encapsulate asbestos?
Less than a comparable removal in most cases, because there is no waste to carry away and no consignment note needed, but we quote per job rather than publishing a flat figure. Send a photo and a postcode for a real number.
What can be used to encapsulate asbestos?
We are not going to name a specific product here without a confirmed method to back it up. Ask us directly and we will tell you plainly what we would use for your material.
Can I sell a house with an asbestos roof?
Yes. There is no legal bar on selling a property with asbestos cement in it, sealed or not, and no duty on a private seller to remove it. You do still need to be honest about it when asked.
Is it illegal to remove asbestos roof sheets?
